Tom Knepp is one of the founders of Nittany Settlement Company and has been one of the leading Real Estate attorneys in Centre County over the past two decades. Tom has closed literally thousands of residential and commercial real estate transactions and also has a private practice focusing on real estate and transactional matters. Tom has spent his entire professional life in Centre County and State College, PA.
Scott A. Huber, Esq., Attorney
Scott is licensed to practice law in Pennsylvania, Illinois, and Maryland. He has over 10 years real estate experience, working in virtually every aspect of the field, from start to finish, including abstracting, file preparation, and closing. Scott started in the legal field in general practice and has a strong background of knowledge in almost every aspect of the legal field related to Real Estate. Scott provides Nittany Settlement with a broad range of abilities and is actively involved in title review, legal document preparation and closings.
Ronald M. Friedman, Esq., Affiliated Counsel
Ron Friedman has been the leading Real Estate attorney in Centre County for over 25 years and was also a founder of Nittany Settlement Company. Ron has extensive real estate law experience and is available to the company on an affiliated basis for advice and counsel regarding complex real estate matters. Ron continues to reside in Boalsburg, PA and maintains a law practice in addition to academic and editorial work for major professional publishing houses.
Administrative Staff
Della Smith, Vice President Administration

Della has been responsible for pre and post closing administration services since 1984. Della has deep and varied experience with local, regional and national lenders, has an excellent reputation and rapport with the local realty community and has caused Nittany Settlement to enjoy the reputation as the best back office in the business in Centre County.
Darla Gosa
Darla is a South Hills Business School graduate and has been a resident of the State College area for 21 years. Her prior experience in the real estate industry includes apartment rentals and working for an attorney who specialized in real estate. She has 8 years of experience in handling post-closing and disbursing functions which are her major responsibilities as a member of the Nittany Settlement Company team.
Terri Lockhart
Terri has the distinction of being born in State College and is a life-long resident. In 2003, Terri decided to make a career change and joined the Nittany Settlement Company team. Her prior experience includes 8 years in the banking industry. As part of the Nittany Settlement Company team, Terri is one of our two processors. Her main focus is to coordinate with the lenders and realtors to prepare the settlement and title insurance documents.
Ashley Deitz
Ashley received her Associate Degree as an Administrative/Legal Secretary from the South Hills School of Business and Technology in 2003. She also joined the Nittany Settlement in 2003 as our receptionist. She has since been promoted to processor and also prepares settlement and title insurance documents. She is a Centre County native and a life-long resident of Howard.
Tammy Reed
Tammy is the newest member of the Nittany Settlement Company team. She has twenty years experience in title abstracting. Tammy has a variety of responsibilities in our office, which include preparing the initial set-up of each file and performing title search bringdowns. Her voice is the one which you will most frequently hear first when you call our office. She also is a Centre County native and a life-long resident of Bellefonte.
